Expo City,
Vaughan, Ontario
Client: Cortel Group
Architect: Tregebov Architect
Valdor has been retained to prepare site servicing and grading plans as well as a stormwater management report in support of the site plan applications for five residential towers having a total of approximately 1,700 residential units located in the Vaughan Metropolitan Centre. The development includes a municipal park in a strata format over an underground parking garage. The project included the design of the extension of municipal roads in conjunction with a subdivision agreement.

Valdor prepared a functional servicing report in support of the zoning by-law amendment application for a mixed use development consisting of two residential towers (30 & 37 storeys) and an office tower (10 storeys) with a total of 728 residential units. A stormwater management report and site servicing & grading plan were prepared for the subsequent site plan application.

Valdor was retained to prepare a stormwater management report and site servicing & grading plans in support of the site plan application for a mixed use development consisting of 74 condo apartment units in a 10 storey building with ground floor retail. A stormwater detention tank was designed for quantity control and water balance was achieved by a green roof and water re-use.

Valdor was retained to prepare a functional servicing report in support of the zoning by-law amendment and site plan application for a development consisting of 648 condo apartment units constructed in several phases. Low Impact Development (LID) features were incorporated into the design including bio-retention swales, planter box bio-filters and green roof areas. This brownfield development is located in the flood plain special policy area on the banks of the Speed River in Downtown Guelph.

Valdor was retained to prepare a functional servicing / SWM report as well as site servicing & grading plans for a 18 storey mixed use development consisting of 264 condo apartment units with ground floor commercial uses. An analysis of the existing downstream sanitary sewer was conducted to ensure that there was sufficient capacity for the development as well as groundwater discharge. Stormwater management measures include a detention tank on the P1 parking garage level, a quality treatment unit as well as a green roof and water re-use to address water balance.

The report included a calculation of the servicing demands for the site. With regards to stormwater management, a detention tank provides quantity control and water balance is achieved by a green roof and water re-use.

Valdor was retained to prepare a functional servicing report as well as site servicing plans in support of the zoning by-law amendment and site plan applications for a 10 storey mixed use development consisting of 199 condo apartment units and ground floor retail. The stormwater management solution addressed quantity, quality and water balance in accordance with the City’s wet weather flow management guidelines. The design also included the extension of municipal services along the adjacent public lane in conjunction with a Municipal Infrastructure Agreement.

The project includes the design of the extension of municipal roads to complete the local road network.

It is anticipated that a total of approximately 4,700 condo units will be constructed in multiple towers across several development blocks in this subdivision located in the Vaughan Mills Secondary Plan Area. The project included the design of the extension of Cladari Road to intersect with Rutherford Road.

Valdor prepared a stormwater management report and site servicing & grading plans in support of zoning by-law amendment and site plan applications for a mixed use development consisting of a 7 storey building having 183 condo apartment units and ground floor retail uses. The report addressed quantity control, quality control and included a treatment unit to address phosphorus reduction.

Valdor has been retained to prepare site servicing and grading plans as well as a functional servicing report in support of the site plan application for 4 residential towers having a total of approximately 750 residential units. With regards to stormwater management, the design included a tank to collect roof water which will discharge at a low rate to the adjacent wetland to maintain base flow together with infiltration trenches to achieve water balance. The project also included the design of the extension of two municipal roads to complete the local road network.

Valdor was retained to prepare a functional servicing report as well as site servicing & grading plans in support of the zoning by-law amendment and site plan application for a 12 storey building and 37 storey building containing a total of 552 purpose built rental apartment units on the site of an existing rental apartment building. The design included an extensive analysis of the downstream sanitary sewer to confirm sufficient capacity for wastewater as well as the groundwater discharge. In addition, the project included the design of a new municipal road.

In addition, the project included the design of for the re-construction of Perth Avenue including new sanitary sewer, storm sewer and watermain.

Valdor was retained to prepare a functional servicing report as well as site servicing & grading plans in support of the zoning by-law amendment and site plan application for a 20 storey building containing 177 purpose built rental apartment units. The design included a detention tank for quantity control, a treatment unit for quality control and an infiltration trench to achieve water balance. Given that existing storm drainage was diverted from the combined sewer to the municipal storm sewer, an extensive analysis of the downstream storm sewer was undertaken to confirm sufficient capacity for the development.
